Disney Changes Rule in Further Disney Vacation Club Point Rental Crackdown

Disney has made a change to future reservations that will in part crack down on Disney Vacation Club rentals, particularly on large commercial renters. The change will also impact members using this loophole.

This latest change comes after other changes already put in place last year and earlier this spring, closing certain loopholes for those renting points for profit. Disney Introduces New Reservation Modification Rule

Disney Vacation Club has introduced a new reservation modification rule that essentially ends the practice of “reservation walking” for home-resort bookings at the 11-month window.

Reservation walking is a strategy where a guest books a resort reservation earlier than the dates they actually want and then continues to modify the reservation forward as the booking window advances.

This change is continues the theme of a broader crackdown on commercial DVC point rentals that Disney has been pursuing since 2025. DVC updated its rules in 2025 to emphasize that reservations are intended for personal use, and in March 2026, Disney formally published its Commercial Use Policy, which expanded the definition of commercial activity and established additional enforcement penalties for violations. This was quickly followed by new eligibility restrictions for a popular annual passholder type for DVC members.

Reservation walking created a controversial advantage for highly competitive rooms and popular DVC resorts. Some of these most popular rooms include The Villas at Disney’s Grand Californian Hotel & Spa due to their limited inventory, along with Deluxe Studios at Disney’s Beach Club Resort Villas plus the affordable low-point Standard View Studios at Bay Lake Tower at Disney’s Contemporary Resort.

Now, as of September 3, 2026, Disney has changed the rule that travel dates and room types can only be modified when the original checkout date is within 11 months of the modification request. Members can still cancel reservations or update guest information before that point.

The previous rule allowed members to book up to 7 nights at the 11-month mark and then continue to shift the reservation forward one day at a time. The prior policy allowed members, especially major commercial renters with large point balances, to secure those highly competitive rooms before other members. This also allowed members to grab popular dates before others as well.

Here’s the exact language from a notification in the member portal of the website:

“Modifications to travel dates and room types on a confirmed reservation can only be made when the original check-out date is within 11 months of the modification request. You can still update Guest information or cancel the reservation.”

For example, someone wanting to stay over Thanksgiving could previously book an earlier November date and repeatedly move the reservation forward until reaching the Thanksgiving dates they wanted.

The downside of this policy for non-commercial renters is that this rule could potentially hurt DVC members who are staying for more than 7 nights, since under the previous rule they could extend reservations as additional dates opened. A solution for this problem could be Disney expanding the booking window to more nights to address those concerns raised by DVC members. But so far, there are no announcements remedying that concern.

This new rule should largely even out the competition for the most popular DVC rooms and resorts since it will prevent commercial renters from gaining unfair advantages with reservation walking.

While Disney has not officially stated this is the reason for the policy change, the language for the rule change makes it the most likely.

This rule change seems be another instance of Disney Vacation Club listening to the membership and valuing the opinions of members.
